Incorporating green elements into office construction is a simple and eco-conscious way to reduce costs, both for the developer and owner of office properties, as well as potential tenants. While it may be an additional cost upfront, the benefits are numerous and include reduced energy bills for both landlords and tenants, doing right by the environment, and a long-term return on infrastructure. Most importantly, owners that have green- or Energy Star-certified buildings in their portfolio can generate approximately 8.5% higher rents on average.

In 2008, GPX Realty launched a new green initiative to ensure our commercial and multifamily property portfolios are becoming more eco-friendly. This initiative included five green components that drastically reduced energy costs for our properties. Many components of these eco-friendly technology are fairly easy to implement and will dramatically improve a building’s worth.

The first technology that should be utilized to cut costs includes occupancy sensors for lighting, which cut up to 90% of electricity use in an office building. According to the Environmental Protection Agency (EPA), energy savings from occupancy sensors varies from 13% in private offices to 90% in restrooms.

Thermoplastic olefin (TPO) roofing is highly UV- and heat-resistant and can reduce cooling costs by 20%. This roofing is made from polymer blends and can deflect 80% of solar radiation, reducing the amount of the heat that is absorbed through the roof and transferred into the building. Better yet, TPO roofs can be recycled to produce manmade products like manmade slate roofing materials.

To date, GPX Realty Partners has installed over 100,000 square feet of carpeting in all of its properties, so using environmentally-preferable-certified carpeting is especially important in our operations. This carpeting is made of recycled products and uses 25% less yarn than the industry average.

Another component that can drastically reduce energy costs in an office building is energy-efficient HVAC units. Current HVAC systems have a Seasonal Energy Efficiency Ration (SEER), which is a measure of how efficiently a HVAC unit operates over an entire season. HERS raters are trained to evaluate construction techniques, take key measurements, and perform inspections and testing procedures to verify a home’s energy-efficient performance. Here’s how the home inspection and testing process works:

Selection of Energy-Efficient Features: HERS raters help builders choose energy-efficient features for their ENERGY STAR qualified homes in two ways.
  1. With a traditional HERS rating, a HERS rater simulates a home’s energy use with specialized computer software. The results of this analysis allow the HERS rater to identify the most effective upgrades to meet ENERGY STAR performance guidelines.
  2. With a Builder Option Package, a HERS rater does not a blower door test. calculate the home’s energy use. Instead, the builder and HERS rater use a set of climate-specific construction specifications developed by EPA called a Builder Option Package (BOP). The BOP specifications have been pre-determined based on extensive analyses to consistently meet ENERGY STAR guidelines.

Selection Tips:
In choosing an exterior building material for your home, make sure you consider using local materials, and chose a material that will blend well with your surroundings. If you live in a highly wooded area, lumber could be an obvious choice. If you live in a rocky, mountainous area, maybe you should consider building with stone. Suburban homes tend to lend themselves easily to siding options, which can be done using vinyl siding, fiber cement siding, or even cedar siding, for that ‘woodsy’ look and feel. And stucco is a popular choice, mainly in warmer climates, by the ocean. It all comes down to your personal preferences. Plus, if you choose an exterior building material that is abundant in your local area, it will not only cut down on transportation costs, but it will also cut down on the greenhouse gas emissions associated with its transportation. The most important things to look for in environmentally friendly exterior home building materials are: 1) Durability, 2) Weather-Resistance, 3) Local Accessibility or Abundance in nature 4) Ability to Regenerate or be Reused or Recycled Quickly, 5) Low-VOC (Volatile Organic Compounds that release chemicals into the air), and 6) Microbial Resistance.
